August Newsletter - Charleston SC Real Estate

Time to CELEBRATE!  Charleston has been voted #1 City in the World by Travel and Leisure Magazine again!!  As if we didn’t already have enough good press.  Wow!  48 people make the tri-county area their new home each day. Our area is growing 3 times faster than the US average.  744k live here and the median age is 36.5 years.  The average household income is $75k/year.  None of this would be true if we didn’t have a lot going on.  Your August calendar is below.  You can enjoy the Starlight Cinema at Freshfields at Kiawah each Wednesday night and Music on the Green there each Friday night.

Of course, all of this makes the real estate market here go crazy. However, not too crazy.  Things seem to be very sustainable.  At midyear through June, we are up 10% in the number of transactions over the same time period from 2015.  We will most likely have over 16k transactions this year and it will be the 2nd busiest year ever. Only 2005 will be better.  Median sales price is only up 5.4% at $243,500.  That seems very reasonable.  We are actually slightly undervalued according to the trend line going back to 1991 when we started keeping the MLS on the computer.  Inventory is still low and it’s a seller’s market in most of our MLS areas.  Mortgage rates are low and it’s allowing everyone to buy more home than they normally would.  What used to be considered rough areas of town are now being transformed into gathering places where great restaurants and businesses are opening up with abandon.  Our new mayor, John Tecklenburg, seems energetic and there are new projects all over the area. A new bike lane just got approved over the Ashley River Bridge into downtown.  It’s a very exciting time for Charleston!!
